The Housing office performs inspections on both rental units and dwellings at the time of resale in Monroe Township.
Rental Units must be registered each year by April 1st to avoid a penalty, and the application can be found on the Township website in the forms section. An inspection will be held yearly for each rental unit.
- In addition, if there is a change of tenant, the landlord must apply for and pay for a new inspection and have it performed and pass prior to the new tenant moving in to avoid a penalty.
Resale Inspections take place at the change of each ownership for dwellings in Monroe Township, and the application can be found on the Township website in the forms section. An inspection shall be performed prior to the change of ownership, and a Certificate of Occupancy will be issued following a passing inspection.
- For As-Is Sales
- A copy of the cover sheet of the contract is required at application along with the clause that the buyer is responsible for all Certificates and Inspections in order to allow the buyer to schedule.
- Once the inspection takes place, and if it fails, the buyer will be able to complete an Affidavit in the office stating that they will be taking responsibility for all items on the list that the inspection failed for. The Affidavit will be required to be Notarized (free of charge by our Clerk’s office with the Affidavit fee paid to the Housing Office).
- The completed Affidavit and fee will allow for Certificate of Transfer Ownership only with No Occupancy, and will cover the reinspection for the Certificate of Occupancy once all repairs have been made.
